A home built by
Michael Nosko Inc. is truly a custom home. With over 30 years experience
in the residential construction industry our goal is to work closely with
those who are interested in quality, uniqueness, and an opportunity to
live in a great design whether its your first starter home, a vacation
cottage or upscale family home or condominium. Our reputation has grown
on our ability to design and build a home that mirrors your lifestyle,
without compromise.
A majority of our
home projects begin with our clients’ vacant land, a vision from of our
clients about their dreams for a new home. We then help achieve that
vision and goal to build the dream to reality.
The Process:
1.
You Purchase or Choose Your Building Site:
Whether its lot or
acreage, anywhere in Michigan, we can help evaluate your site to determine
its feasibility to build your home on.
2.
You Discuss Your Lifestyle and Your Dream Home:
Michael will spend
time with you, learning about your wants, needs and budget. Also your
abilities to complete some of the construction process, for those
discriminating clients who wish to save a little money.
3.
We Design Your Home:
We will draft
detailed value engineered construction plans and specifications based on
your decisions about home style, floor plan layout and specifications.
4.
The Pricing Process for Your Home:
Upon completion of
the design, decisions about all specifications, which job phases are to be
completed by us, we will then be able to complete the pricing process and
guarantee your construction price.
5. The
Construction Process:
Michael personally
coordinates all of the phases in the construction process, as well as
works on your home on a daily basis, making sure that the most detailed
design elements are not overlooked, this could take 60 to 150 days
depending on size and location.
6.
Living in Your New Home:
When the big day
arrives and you move into your new home rest assured that it has been
quality built and constructed with the finest products and most energy
efficient systems available today.
Basic Home Package:
To our discriminating clients who wish to compare our value-engineered
home prices to others, our base prices complete the construction of your
new home from the sill plate up. For a complete list of specification on
the products and features we use just contact us.
The following list is intended as a guideline and may not be
all-inclusive. These are the items that must be done to complete the
construction of your new home. Who is to complete them and at what price
point must be determined.
Although we are complete general contractors and will turn key your new
home package, we give you a choice to save a little money along the way.
Items not included in the price of our Basic Home Packages
Permits
Excavating, driveways, landscaping.
All foundation and concrete work, side walks, drainage etc.
Utilities, to your site and hook-up to the house, including electric, gas,
phone, cable etc.. The electric meter socket is installed and wired to the
panel the utility company needs to hook up to the overhead or underground
service as specified. The gas lines from the utility company must be run
to the house, and all gas lines in the house must be run to all mechanical
and appliances.
Water/Sewer, all lines are stubbed through the floor and must be gathered
and connected to the water and sewer systems, either well and septic or
municipal systems.
Electric, although the wiring system is complete in the home items such as
furnaces, water heaters, water pumps, air conditioners, basement wiring
must be completed from the electrical panel.
Stairways and handrails to basements including supporting walls, drywall
and light fixtures.
All supporting walls, beams, jack posts located in the basement or crawl
space area below the sill plate line of the home.
Decks, porches, stoops and gables.
Garages either attached or detached.
Mechanical – HVAC system must be completely installed including registers,
ducting, thermostat and venting. Water heater and venting, dryer venting.
Finish painting, our drywall is completely finished and the ceilings have
a crows feet texture and are painted with a ceiling white finish paint,
the wall are primed only and require finish paint.
Trim Paint or stain, our standard trim and doors are primed wood and
require finish paint. Our standard wood closet shelving must be primed and
finish painted.
Floor coverings, we do not supply or install finish flooring of any kind
in our base price.
We Do clean up and remove all our trash from the work we provide.
Occupancy permits and final inspections.
